Determining the List Price

I can prepare a complimentary Comprehensive Market Analysis (CMA) of your home, which will give you an idea of what your home is worth today. You can request one right from my website (click here for a CMA).

This CMA is divided into three categories:

  • Similar properties that are currently listed
  • Similar properties that have recently sold
  • Similar properties that have sales pending

These findings will suggest the fair market value of your home. Once you are sure you want to sell, I will help you prepare your home for the market.

Preparing for the Market

First impressions count. Before inviting buyers into your property, you'll want to be sure you've done everything to make it as attractive as possible. There are many ways to improve your chances of a sale and as your Real Estate sales agent I will discuss these with you. Here are some of the services that I will be providing for you:

  • Advise you as to how to present your property. This may include recommendations for cosmetic changes such as painting, clearing the yard, and arranging the best way to "stage" your property for a visit from potential buyers. See the section on Selling Tips for the many things you can do.
  • Schedule termite, property, geological and other inspections, so reports will be available for prospective buyers.
  • Complete all legal disclosure documents and prepare packets for prospective buyers.
  • Design advertisements, flyers & brochures
Marketing Your Home

The goal of the marketing plan is to ensure that as many prospective buyers as possible are aware that your home is for sale. The largest source of buyers is other real estate agents, therefore a major focus of the plan will be on real estate agents. Here are many of the things I will be doing to promote your home:

  • Add your home to the Multiple Listing Service (MLS)
  • Provide you with a lock box, yard sign and flyers or brochures
  • Advertise your home in the appropriate local newspapers and the following web sites:
  • Hold your home open for a Brokers Tour.
  • Hold open house for the public.
  • Follow-up with agents that show your property to prospective buyers to get feedback and to track the number of interested buyers.
Negotiating the Sale

When it comes to selling your property it is important to have a capable negotiator on your side. I will be available to you at every step.

  • Assist in negotiating the best price and terms for your property given existing market conditions and your personal situation.
  • Assist in evaluating the qualifications of any buyer that makes an offer on your property.
  • Assist you in reviewing the conditions in the offer and their potential impact on the transaction.
  • Help you make informed decisions.
Managing Offers and Contracts

The agent for a buyer will typically prefer to present the offer directly to us, with you, the seller, present. Once we have reached an agreement with a buyer, the sale will remain "pending" in escrow until all the terms of the agreement are completed. This typically takes 30 days. When offers are received here are some of the things I will be doing:

  • Reviewing and analyzing the offer(s)with you
  • Countering and/or accepting the offer
  • Marketing the property through the contingency period
  • Finalizing the contract and monitoring contingency periods and inspections
  • Meeting you at the escrow company to sign documents
  • Provide you with timely updates on the status of the closing process
